Elliott Landing, LLC, a close affiliate of Cummings Properties, is the project's developer. Since its founding in 1970, Cummings Properties has developed or renovated more than 10 million square feet of real estate within greater Boston. Its significant projects include the transformation of the former "Shoe" complex in Beverly into Cummings Center, Place Lane condominiums in Woburn, and New Horizons retirement communities in Woburn and Marlborough.
There will be 73 single-level residences consisting of one-, two-, and three-bedroom homes. They will range in size from approximately 1,000 square feet to 2,120 square feet. Some homes include dens, half baths, and dual master suites.
Prices of the homes will vary depending on their respective square footage and features, including floor level, views, outdoor space (i.e., patios and balconies), and number of bedrooms and baths. Currently, homes start from the upper-$400s to the mid-$600s.
Yes. The building has two passenger elevators. One will have a second door for especially convenient access from the loading area to facilitate moving furniture and belongings and to minimize such activity in common areas.
No. Our residences are available to people of all ages.
Residents will pick up their daily mail and packages in a mailroom adjacent to the first-floor lobby. In addition, a U.S. Post Office satellite branch is conveniently located inside 100 Cummings Center.
Yes. Each home will have an assigned individual storage cubicle located on the building's first floor, adjacent to the parking garage. Convenient storage rooms for bicycles, kayaks, and paddle boards will also be located in the adjacent parking garage.
Floors two through six will feature a convenient shared access port to the central trash chute. First floor residents will have access to a waste collection room.
Yes. Each household will be allowed up to two domestic pets. Dog breed restrictions and additional related policies can be referenced in the Elliott Landing Rules and Regulations. An outdoor dog walk area will be provided.
Comcast will premiere its new Fiber Optic to the Home services at Elliott Landing. Fiber will be pre-run to a distribution panel in each home. Residents will be responsible for arranging and paying for their desired level of service. Comcast will provide limited WiFi in common areas as well as a limited cable service for the Function Room Media Area.
Guests will be able to park in the plaza outside the front entrance to Elliott Landing and in unassigned parking spaces in the adjacent parking garage. A video intercom in the secure lobby will enable residents to identify and allow their guests access to the building.
The Essex Room will be located on the first floor of your community and will embrace the same level of luxury as all of our homes. This inviting common space will feature a chef's kitchen, fireplace seating area, game table(s), and media area, as well as restrooms that will also serve an adjacent fitness center with cardio and strength training equipment. Outdoors, residents can enjoy a private garden next to the courtyard, complete with a fire pit, grilling station, and a designated dog walk area for Elliott Landing pets.
The fully paved Shoe Ponds Walkway starts directly outside Elliott Landing. This delightful tree-lined path includes a lovely pondside boardwalk and connects with the sidewalks on McKay and Balch streets, allowing walkers and runners to circumnavigate the Shoe Ponds. Beverly Golf and Tennis Club (Municipal) and Bass River Yacht Club are also within walking distance.
Elliott Landing homes are designed to be comfortable and highly energy efficient. Construction includes high-performance low-E tinted glass, high-efficiency central boilers and chiller, energy recovery ventilators, continuous exterior insulation, and LED lighting throughout.
Each residence typically features two or more separate heating/cooling zones. Zones are heated or cooled by vertical fan coils built into the exterior walls. Each fan coil is controlled by an individual thermostat. Circulating hot and cold water for the fan coils is provided by central boiler and chiller equipment. All costs associated with operating the central portions of the heating and cooling systems will be included in the condominium fees.
Elliott Landing is served by Beverly's municipal public water and sewer systems, and the associated costs will be included in your condominium fees.
